You have my sympathy and prayers. Did that a few years ago. It wasn’t the dishwasher. It was a broken pipe. Six industrial fans finally dried the flood and the wall board in two rooms (thank goodness!). Had to test for mold (none). Replaced the pipe and the flooring in four rooms. Changed from carpet to wood-look tile and rugs. And I hadn’t been to LA, so at least it wasn’t cursed.

Everyone is saying it’s the dishwasher, but Akemi and I can’t figure out how that could be given it’s been empty and hasn’t been used for over three weeks. This seems an overnight issue.

You will probably end up with a huge dry rot problem if this has been going on for a while, how much water is involved, and how much penetrated into the wall/floor. I would pull the dishwasher out, remove the flooring under it, run heaters and fans, set out damprid or whatever equivalent is available to you, and really hope that water didn’t get into(or below) the subfloor, into the wall, under adjacent cabinets, etc, whatever the situation you have there.

Keep us posted on these developments! I can’t imagine the dishwasher leak would have gone into the hallway carpet without you noticing long before. You would see it on the floor. Now the pipes going to the dishwasher maybe, but it sounds like it’s an in-wall plumbing problem to me. Still, what a pain.

Regarding the water:
Do you have a whole-condo air conditioning unit?
If so, when was the last time the drain was cleared and cleaned?
One of the things I DON’T miss from home ownership (frankly, I don’t miss it at all) is AC maintenance. We always forgot to pour vinegar down the interior drain to prevent clogs. The drain overflowed and caused squishy carpets every couple of years.

Did you have a lot of rain? Here in Ottawa we had a huge dump of rain and we had water running into our basement for the first time in 25 years. Luckily it was the unfinished part of the basement and the ‘plug hole’ was right there. I feel for you with water damage …. hopefully you’ll get it all aired out.

No, no rain. We hired a restoration company to come in tomorrow and zero in on the source of the problem – and the unseen damage to date.

A good mold test kit.
A dehumidifier with a continuous drain hose attached draining excess humidity from your living space down a sink or shower drain. Ideally gravity fed, as the pump to move water from floor to sink level makes additional noise and can fail. -
Sorry to hear that Joe, and I do hope it’s resolved quickly. I had this happen on a fridge water line while on vacation once. It ruined all the flooring in the kitchen.
As to the source of the water, are you sure it’s from your unit? I’ve seen leaks travel from upper floors, down through the inside of the walls, and then onto the surrounding floors. The water in the hall may be evidence of this.

I have double dishwasher problems at the moment!
My dishwasher at home died about a month ago. Thankfully, it’s one of those Fisher & Paykel DishDrawer units that has two separate dishwashing compartments. So while the top drawer is dead the bottom drawer continues to function. So we’re able to avoid family time for a little while longer and continue to sit on our separate couches doomscrolling on our phones. Phew! A replacement dishwasher has been ordered but who knows when it will turn up.
I am also a slumlord and my tenant informed me that the dishwasher in their apartment wasn’t working. Appliance repairman checked it out and declared that it was a dead water pump. Given the cost to replace the pump was almost as much as a new dishwasher I have elected to replace the whole unit.
Thankfully, no water leaks.
Did you turn off the water to the dishwasher when you realised it wasn’t working? It’s possible something is leaking inside it even if you’re not using it. Maybe the first plumber disturbed something during their investigation?

I just stated, that the work involved with this leak sounds extensive. Sorry you’re going through this. It does odd that it’s leaking oil, though. I didn’t know that dishwashers had a lot of oil.
I’ve had bad luck with dishwashers, too. Recently, our three yr old dishwasher needed major work and we discovered the tilers had tiled our dishwasher in the space. Dishwashers have legs that can be raised or lowered but even with it all the way lowered, no deal. We had to cut out tiles to get the thing out for service. I knew I should have kept a better eye on those tile installers.

We gave up using the dishwasher. I know it sounds strange, but we feel better without it. We turned back washing the dishes manually.. Agatha Christie used to say the best creative ideas were born during washing the dishes. I’m going to write a book!😀

Thank you, Joe, for making my current bathroom upgrade seem much less aggravating. At least I don’t have a squishy floor…yet. I dread the first week of showers and using the sink in fear of water leaks, but at least we didn’t change out the toilet. No one wants a leaky toilet.
I hope your situation is resolved quickly!

I used to sell dishwashers (among other things), so I’m curious how this saga resolved.
Professional curiosity just never wanes.
